ApexHaus Villa is designed as a private 7-bedroom residence, with the villa and garage together forming more than 8,000 sq. ft. of connected living space.
Each bedroom is planned as its own private suite with a dedicated bathroom, so guests do not feel like they are simply staying in bedrooms, but in spaces that have real privacy and comfort of their own.
The layout is built so that movement through the house feels natural - from the bedrooms into the central living areas, or directly outside through full-height glass openings onto the lawn and poolside zone.
Around the pool, the estate includes separate lounge cabanas with sofas, TVs, and console gaming, while the main outdoor lounge is built for real group use, with barbecue, deep seating, and the kind of open-air setup where people actually want to spend hours together.
This is not a villa designed only to look good in renderings. It is designed to feel good when people really live in it.

The villa is positioned directly off the Formula-inspired circuit. From the lounge, the bedrooms, and the pool, the track is part of the daily rhythm - visible, audible, and within walking distance - without ever leaving the privacy of the estate.

Electric drift karts.
Inside the garage, an indoor electric drift-kart circuit runs after dark. Quiet, controlled, and built for groups.

The pool sits inside the villa layout itself, creating a more sheltered courtyard where the atmosphere stays calmer even while the track remains active beyond it.
Beside the pool sits a dedicated pool house with AC, TV, and its own lounge area - a comfortable place to get out of the sun, sit down, and still stay close to the action.
ApexHaus was designed with a dedicated outdoor court marked for both tennis and pickleball. It gives the property another active space away from the karting track - simple, useful, and easy to use between driving sessions.

The ApexHaus circuit is engineered with sequences inspired by Barcelona, Austin, Monza, and Monte-Carlo - translated to a private, controlled scale.

For beginners, families, and group driving. Designed around smooth handling, easier control, and a more comfortable learning curve. Purpose: fun, safe, accessible track time.
For intermediate and advanced drivers who want more performance. Lighter, faster, and more responsive than beginner-level karts. Purpose: higher-performance driving in a controlled environment.
Reserved for qualified drivers only. Extremely quick, technical, and demanding. Access limited by driver eligibility, safety review, weather, and operational approval.
Project Formula Simulator by Pushstart.
Inside the ApexHaus Garage, guests will have access to a full-scale 1:1 Scale Formula Motion Simulator developed by our partners at Pushstart Simulators.
Built around a Formula-style race car body and powered by an FIA-licensed D-BOX motion platform, the simulator is designed to move with the car - recreating the feeling of acceleration, braking, curbs, track surface, and race movement in a highly immersive way.
Guests can experience iconic Formula racing circuits from around the world, from Miami and Barcelona to the tight streets of Monte Carlo, and feel what it is like to sit inside a Formula-style cockpit, react to the track, and push for the perfect lap.
This is not a regular gaming setup. It is a private ApexHaus garage experience - created for guests who want to feel the atmosphere of Formula racing without leaving the property. The simulator will be available inside the ApexHaus Garage as an exclusive optional experience for guests.
